Our clear, honest process, from the first call to closing.

Selling a home is a sequence of decisions, not one big leap. We'll walk you through each one so you always know what's happening, why it matters, and what comes next.

Peter + Tregg's Track Record in Sunset Park

Selling in Sunset Park takes more than general market knowledge. It takes a record of how different homes, price points, and buyer profiles actually perform here.

The Process

Six steps, start to finish. Each one below walks through what happens and what we handle.

First Conversation

Step 1

It starts with one honest conversation

No slide deck, no two-hour pitch. A focused 15–20 minute video or phone call to walk through your goals, timeline, and what's most important to you: the strongest possible number, a smooth transition, a quick sale, or something else completely.

If We're Aligned

We move forward together

We schedule an in-person walkthrough, where we can discuss home prep, agree on a pricing strategy, and sign the listing agreement. No surprises, because we've already talked through the plan.

If We're Not

We say so, honestly (and so can you)

Sometimes the right fit isn't there, or another approach serves you better. We'll tell you plainly and point you in a useful direction. No pressure, no hard feelings. And the choice runs both ways: decide on the call, take your time, or simply don't call back. We'll take silence as your answer, gracefully.

Strategy & Agreement

Step 2

Pricing is a strategy. Not a guess.

Once we're ready to move forward, we sign the listing agreement and choose a pricing strategy together, deliberately, with the tradeoffs on the table.

Strategy 01

Price High to Test

Set above what the recent sales clearly support to test whether a buyer will pay a premium. This strategy accepts more uncertainty and can mean more time on the market.

Strategy 02

Price for Engagement

Set within the range the market data supports to attract serious buyers from the start. The goal is strong activity without leaving any money on the table.

Strategy 03

Price for Competition

Set below expected market value to attract the largest buyer pool. The goal is to generate multiple offers and let competition push the price higher.

“Choosing a price isn't about predicting an outcome. It's choosing how you want to engage the market.”

- Tregg & Peter

Listing Prep

Step 3

Preparing the home for market

The goal isn't to make every home perfect. It's to identify the improvements that will matter to buyers and make them in the right order, without spending money where it is unlikely to be returned.

Launch

Step 4

The first days on market matter more than most sellers realize

Today's buyers see new listings almost immediately. The buyers most likely to pay your strongest price are often already watching, waiting for the right home to appear. When your home first launches, it has something it can never get back: novelty, urgency, and the full attention of the market.

Before Launch

Maximum control

Before launch, everything is still in our hands. Price, preparation, photography, presentation, timing, and marketing can all be coordinated so the home enters the market as strongly as possible.

The Critical Window

Maximum opportunity

When the listing goes live, every serious buyer in the price range sees it at roughly the same time. That concentration of attention creates urgency and gives us the best chance to generate showings, serious interest, and competing offers.

After the Window

Diminishing urgency

As the listing sits, buyers begin to assume they have more time and more negotiating leverage. They start asking why the home has not sold, and urgency fades. The home may still sell well, but the unique advantage of being new to the market is gone.

Reading the Market

Step 5

If the market doesn't respond the way we hoped, here's what we do

Once the home is on the market, buyer behavior gives us information we could not know with certainty beforehand. We look at showing activity, feedback, competing listings, and offers to decide whether the original strategy is working or needs to change. If the market doesn't respond as we hoped, we have three options.

Hold

Stay the course

If the activity supports it, waiting may be the right strategy. We will weigh the likelihood of finding the right buyer against the cost of additional time on market.

Reposition

Reposition the price

If the market is telling us the price is too high, a price adjustment can bring the home in front of a new group of buyers and create renewed interest.

Relaunch

Pause and relaunch

In some situations, taking the home off the market and returning later can create a fresh opportunity. For that to work, something meaningful should change, usually the price, presentation, timing, or market conditions.

Offer to Close

Step 6

From accepted offer to closing day

Offer & Negotiation

Landing on final terms

We evaluate every offer based on price, terms, and likelihood of closing, not just the highest number. Then we negotiate the details that matter, from contingencies and timing to credits and other terms that affect your bottom line and certainty of closing.

Contingency Period

Inspection, appraisal, loan

The buyer's inspection, appraisal, and financing all move in parallel. We track deadlines and handle any repair or credit negotiations that come up.

Closing Day

Title transfers, funds, keys

Once contingencies clear, escrow prepares final documents, funds are transferred, and the sale records. That's the day you hand over the keys.

You'll never wonder what's happening with your home

Every Monday

A clear written market update

Showings, buyer feedback, online activity, changes in competing listings, and what we think it means for your sale.

The Moment It Happens

Clear communication when an offer arrives

When an offer comes in, we summarize the key terms in a clear, easy-to-understand format before we discuss it with you. Then we walk through the questions, risks, and strategy together so you can make an informed decision on how to respond.

At Every Step

What's happening now, and what comes next

You will always know where things stand, what we are waiting on, and what happens next. Our goal is that you never have to wonder where we are in the process or call us just to find out what is going on.

Sunset Park Seller FAQ

Spring and early fall are typically active periods, but there is no single best month to sell. What matters more is launching when the home is fully prepared and priced correctly, because the strongest buyer attention comes when the listing is new.

Usually not extensively. The goal is to spend where it will improve the buyer's response or the sale price. We help identify which repairs, updates, and presentation changes are worth making, and which are unlikely to return their investment.

We compare it to recent sales while accounting for condition, location, lot, layout, and other differences buyers will notice. Then we work with you to choose the pricing strategy that best fits your goals: Price High to Test, Price for Engagement, or Price for Competition.

Lot size, light, layout, and reconditioning explain most of the gap — but timing and pricing strategy matter just as much. Two nearly identical Sunset Park homes can sell 10%+ apart based on how each was priced and marketed.

Very. Buyers form their first impression online, often before they ever schedule a showing. Good staging helps the home photograph better, makes rooms easier to understand, and strengthens the launch when buyer attention is at its highest.
